Planning A Strategy To Market A Home To Let
When advertising a home to let it is a good idea to consider the best selling point of the property and make sure that you promote these features.
You can usually upload photographs and descriptions to internet letting sites and they are sometimes free. Some sites will even let you upload videos of the home to let and epg diagrams and floor plans are a good idea if you are in possession of these diagrams.
Remember that marketing a home to let should be an impersonal process - you need to try and attract the best and most reliable tenants.
Keeping all of the decorations and furnishings (if provided) neutral will attract the widest range of potential new occupiers.
It may be that you absolutely love brightly painted furniture but this will not appeal to the majority of clients and could mean that you lose a potential good tenant.
Similarly if you are renting an unfurnished home then neutral colour schemes on the wall and floors will enable potential tenants to picture their own furnishings and accessories in all of the rooms, without being overpowered by your own particular sense of style.
A home to let that is in a good neighbourhood and has access to public transport, motorways, schools, shops and other local facilities will be able to attract a higher rent than a property that is located on an isolated housing estate with few shops, limited bus services and neglected properties.
On the other hand a country home to let with beautiful surroundings and access to the countryside will have different benefits and attract a distinct type of tenant.
These properties will be very much in demand by working families who dream of living in a suburban neighbourhood but cannot currently afford to do so or may not want to commit to a high end mortgage.
So when planning your advertising strategy make a rational assessment of your property and identify who you might be able to target, preparing your advertisement for a target audience works better than just advertising and hoping that you will be contacted by all and sundry.
This strategy cannot work especially when viewed from the perspective of the thousands of other properties competing everyday for the tenants that are currently available.
If you have a three bedroom cottage in a village then you will probably expect a family with children, if you have a one bedroom apartment next to a tube station then you might expect a single person or professional couple.
Target your audience, remember that they have thousands of properties to choose from and try to present your home to let advert accordingly.
You will find that your home to let advert will attract the right type of desired tenants and when you take them for a viewing, try to show the property in the right light. Hopefully the neighbours will not be having a noisy party during the viewing and you could succeed in persuading the right tenant to let the property.
