Flats Let Via Internet Sites Go Fast
The number of flats let within days of being listed on internet sites such as the Lettings Mall has risen considerably over the last few years.
As more and more young people decide to postpone making the huge financial commitment of taking out a mortgage due to financial circumstances, the rising cost of living and crucially banks unwillingness to lend or the higher rates of deposits demanded by the banks, demand for property to rent has risen beyond most economists and landlords expectations.
Letting and estate agents report that the number of new registrations by people looking for affordable and attractive rental property had grown over 25% in the last year.
It has even been reported in the newspapers that people are leaving their details with estate agents for specific properties in specific parts of London which may not be available until after the 2012 Olympics!
Flats let to young professionals are the fastest growing area of the market. It would appear that this group in particular have decided that the flexibility and choice available on the letting market is a far better option in the current economic climate than a mortgage.
The alternative that is becoming a viable option for several professionals and blue collar workers are properties in high rise buildings popularly known as part buy, part rent apartments. A lot of these apartments are been advertised every where but the uptake has not been as much primarily because of the cost which is just about as high as having a straight mortgage.
If you have a property to let in a good area that is in good condition which has some special features (new bathroom, garden, high ceilings, wood laminate flooring etc.) you may well end up with a choice of applicants to consider.
Of course anyone looking and searching for somewhere to rent will be frustrated by the lack of suitable property in the area of their choice, but they will also need to intensify their searching techniques as they discover how scarce a flat that is in the right location and matches their requirements is, especially if they are fussy.
It has become much less common for accommodation to be advertised in local papers as this method seems expensive and laborious, for both landlords and tenants, compared to internet sites that have easy to use listing sections and can display photographs, maps and videos. They also give a full description of the property to let.
A quick call to the local paper will reveal that a small box advert can be very expensive and you will be restricted on the number of words you can use.
Even the well known property internet sites seem outdated, expensive and difficult to navigate compared to some of the new sites that are able to accept listings from both private landlords and letting agents.
Visit the Lettings Mall, signup to see how easy it is to list a property or find out how quickly flats let in your area are going and how much you can expect the monthly rents to be.
