When Reading An Advert To Let Property Keep Your Own Checklist In Mind
WWhen you see an advert to let a property, there are a few basic things to check before picking up the phone and arranging a viewing.
You should read through the advertisement carefully, if possible make a list of all the features you would like to have in a property and compare it carefully against what the advertised property to let is featuring.
You should also rate each property advertised to let by giving it marks out of ten which will then allow you to shortlist all the properties you've viewed or seen advertised.
You will find it is easy to be distracted by a photograph of a modern kitchen or a pretty garden but remember to check the small print and make sure that the property meets the basic points and facilities that you are looking for.
A property may well be in the general location that you prefer but perhaps it is on the corner of a road or at a crossroads or it may even be on a major highway and subject to exposure to a high amount of polution from cars.
It may also be nowhere near the major roads or public transport links that you were hoping to live close to. Perhaps the rental period is short term and you are looking for long term rental property or it may be vice versa. Parking can be another issue that is important, most towns and cities will have restricted parking and this can become problematic in certain residential areas with councils requiring that you pay for parking permits or you may have to be on a waiting list for a parking permit for months or even years in overcrowded areas.
If you own a car, you may have to accept that off road parking is almost non existent in the area you wish to live, but if this is really important to you then make sure you find out before wasting your time and arranging a viewing of the advertised property.
If you are accustomed to living close to shops and other facilities then similarly you will need to find out what comparable services are available in the new area you are considering moving to.
Its of no use moving to a secluded area where the nearest shops are 15 minutes walking distance away especially when you do not drive or even own a pedal cycle!
If you have children of school age then you will want to check out the catchment areas and possibly the school bus route, you will also need to make inquiries about the schools in the neighbourhood to ensure that your children do not end up going to schools with low achievement records.
Remember that when looking at an advert to let for unfurnished homes, they will often look much larger than they actually are or they may look bare and uninteresting.
Your own furniture, accessories and home decorations will completely alter the look and feel of any home. Most people will make location their primary consideration, they will then read the descriptions and look at the photos to see if the rooms look bright and airy, kitchens and bathrooms are clean and modern and the garden has been maintained.
An advert to let will obviously be promoting the properties good points - it is in your interest to remain rational and stick to your minimum requirements.
