House To Share

Students Are A Good Source Of Income If You Have A House To Share

There are lots of houses to rent across the whole of the UK. These can range from small terraced houses in a busy street to large detached houses with big gardens, lawns and garages.

What you can afford will depend upon your income and the location that you choose. This is not as simple as you might imagine, obviously London will be the most expensive place to live but other large cities and specific suburbs can also be costly and any property that is close to a train station or the city centre or high streets in most boroughs will have a premium attached to it.

There are more houses to rent in the less popular residential areas and they may have been purchased by private landlords as an investment (sometimes on the buy to let scheme), this can often lead to whole streets being mostly rented rather than owner occupied.

Houses that are located on modern housing estates with a mix of sizes and styles are particularly in demand from families and professional people and they will usually offer a suitable mixture of scenery and fauna.

Smaller houses to rent are often taken by people from abroad, students and lower paid workers these will often be in modern housing blocks or housing blocks operated by housing associations.

You can do some research on the internet and in the local newspapers to see what is available within your budget and in the location of your choice. You can also sign up with some real estate and property sites to receive email alerts or text/sms alerts when something that matches your property criteria becomes available on the market.

You may be able to find a house to rent via letting agents or estate agents and should be prepared to pay a fee for credit and reference checks. The agent may have been employed simply to find a tenant or they could be responsible for all payments, maintenance and contact points for the said property.

It is important to know before you sign the contract whether there are procedures in place to deal with any household repairs or emergencies that may develop. You will also want to know that you have an easy point of contact if anything goes wrong or the property requires some preventive maintenance e.g a crack in the walls.

This is to ensure that you do not find yourself in the position where you are unable to contact the landlord because they have gone on holiday for a few weeks.

Check out the terms and conditions of the lease to understand exactly what you are responsible for and what you can and should expect from your landlord. This is particularly important when renting from a private landlord.

But houses to rent are usually maintained and cared for by their owners - it is after all their investment, so whilst you should bear in mind all of the above points remember that most people rent their home with no problems at all.
