Every town and city in the UK will have a supply of flat share or house share rental property to suit most flat share rental needs.

There are usually properties available that offer luxury facilities and extra services as well as cheaper flats and houses that have basic accommodation and furniture provided.

The location and facilities provided will affect the rental income that can be expected - potential tenants and landlords should make a realistic assessment of the flat share rent that should be charged.

A good location, for example a property that is two minutes walk from the train station will be able to charge a higher rent even if the furniture, fixtures and facilities are not of a very high standard.

On the other hand, a flat or house in located in a higher priced neighbourhood or area with sparser transportation links will also command a higher price primarily because the rent in places like this has always been more expensive than in other areas or neighbourhoods.

Similarly a comparably sized and decorated flat that is over twenty minutes walk from any public transport facilities will not be in such high demand (dependent on which part of the country it is situated)and should be expected to charge a lower rent.

When looking at a flat share to rent it is important to remember that the people who you are going to share your living space with will be your day to day contacts, friends and companions.

If you are the main leaseholder then you will want to know that your potential tenant has a similar approach to cleaning, bills, noise and possibly a general lifestyle similar to you.

If you are the potential tenant you will want to ensure that you can live comfortably with no unwelcome interference from the people whom you are sharing your flat with.

Many younger people who are leaving home for the first time move into a shared occupancy property, as do graduates who are starting a job in a new town.

Workers who work away from home, couples saving up to buy their first home, immigrants from within and outside the EU who are just settling into the country and generally anyone who finds it more convenient to live in a flatshare to rent will constitute the majority of people who chose to stay in a flat share or house share.

House share and flat share experiences can be really positive or they can go disastrously wrong. Everyone involved should make sure that they are happy with the agreements and are prepared for the implications of shared living arrangements.

Meeting people on the landing in the morning, coping with dirty dishes left in the sink and not doing the dusting can all turn into major issues if they are not addressed at the beginning or as they occur.

A flat share to rent is a realistic option for many people who want to live independently and can be an enjoyable experience but everyone needs to aware of the expectations of their fellow sharers.
